  • Golden Villas is exclusively dedicated to the exploration of real estate under the scheme of Local and Tourist Accommodation, being part of the Golden Properties Group.
    All our properties are duly legalized under a Local Accommodation or Tourist Resort regime.

    These terms and conditions and all matters arising from them shall be governed and interpreted in accordance with the laws of Portugal. Any dispute which may arise in connection with these terms and conditions shall be enforced by the sole and exclusive jurisdiction of the courts of Portugal.

    Below you can see all the terms and conditions because our reservations are governed.

    Information Requests
    Any request for information or reservation through the Golden Villas website is only a request and not an effective reservation. Therefore, you will be referred to one of our collaborators who will provide you with all the necessary information to make your reservation effective.

    Lease Agreement
    Whenever a client informs you that you want to make a reservation with us, he / she acknowledges that he / she has taken note of and accepts all the terms and conditions presented herein, as well as assuming the responsibility of honoring them individually and on behalf of each guest. Having thus, the responsibility to transmit all the terms and conditions to the remaining guests.

    Rates
    The prices mentioned in the page of each property is the final price for the client and, depending on the season, are affected by the seasonality.
    The advertised prices include:
    - sheets and towels for the capacity of the property;
    - cleaning service once a week with change of sheets and towels, unless otherwise stated;
    - water, electricity and gas costs;
    - shall be subject to the legal rate in force.

    Additional Services
    To provide an unforgettable experience to our guests, we have a wide range of additional services that the customer can reserve, at an extra cost.
    If you wish to book one of our extra services, please send us your request in advance so we can arrange it. After the information and acceptance of the respective cost must be made the payment immediately.

    Security deposit
    In all our properties will be requested a deposit of € 300 or more, depending on the type of property that must be paid at the time of collection of the keys. Since, no keys will be delivered without full payment of the same.
    If the guest wishes to make the payment by bank transfer, this must be done in advance, because on the day of check in it is necessary that it is already available in our account.
    If damages resulting from breakages, negligent or intentional behavior of a value greater than the value retained are verified, they will be recorded and after its cost has been calculated, the client will be charged the additional amount to cover said damages.
    Upon check-out, the property will be inspected and if there is no need for repairs or replacements, the security deposit will be refunded in full within one week after check-out by bank transfer. If it has been paid by check, it can be sent by mail to the desired address.

    Changes to the initial reservation
    Should you wish to make changes to the initial reservation, such as changing the requested accommodation, the date of check-in or check-out, the guest should notify us of their intention by email. We will do our best to provide you with this change however this is not always possible.

    Undue behavior
    In the event of any undue behavior on the part of the client or any member of his or her group which endangers the physical and / or moral integrity of third parties, causes property damage, or breaches local standards of conduct, we reserve the right to cancel the stay immediately. In this case, the company will be exempt from any compensation, being exclusively the responsibility of the client and other guests all costs or expenses incurred, as well as face the legal consequences, by their behavior.

    Limitations on company liability
    To provide a full service to our guests, we have established various agreements with other companies that provide our full range of additional services.
    Therefore, any damage resulting from the acquisition of an additional activity or service is entirely the responsibility of the guest and the respective supplier.
    If we are prevented from complying with our contractual obligations due to unforeseeable and unavoidable situations of force majeure, such as: war or threat of war, riots, real or potential terrorist activity, labor conflict, natural disasters, adverse weather conditions , fire or any other event of force majeure beyond our control, we can not be held liable for the payment of any compensatory damages.
    Whenever possible we will try to ensure that all maintenance does not take place during your stay, but if we do, we would appreciate your understanding and inform you that it will not give you any compensation or any other compensation.
    All maintenance of the outdoor common areas is the sole responsibility of the condominium, so we will not always be able to inform guests of any maintenance in advance.

    Claims
    In the event of any eventuality during your holiday, the client must notify us immediately, through one of our representatives, so that we can know and can rectify the situation. Once notified, we will immediately investigate the matter reported and inform the client of the time needed to rectify it.
    Please be advised that we can not accept complaints made after the date of your check-out, as this deprives us of the opportunity to investigate and rectify the occurrence in a timely manner. However, you can always send us an email with all suggestions and possible aspects to be improved and / or rectified.
    Since we act as agent, our liability is limited to making your reservation according to the client's instructions and as such we can not accept any responsibility for any omissions by the owner, partner or client.
    Claims for compensation will only be considered when it is proved that the problem reported by the customer has had a prolonged negative impact on your holiday.

    Description of the accommodation
    We only lease the entire property, and not just some amenities and / or divisions.
    Whenever we advertise each of our properties, we try to provide an accurate description of each accommodation, accompanied by photos, as up-to-date as possible, both inside and outside.
    As a rule, our lodgings are equipped with essential items for the maximum number of people identified in the occupation of the property. Since there may be no living room or garden furniture, enough to sit at the same time the maximum number of people indicated in the accommodation capacity of the property.

    Client support
    All customers have access to general company contacts through our website, which are available every business day, from 9am to 7pm, excluding holidays.
    Whenever the client makes a reservation with us, the contacts of the collaborator responsible for the reservation will be provided, with which he / she can contact in the event of an unforeseen occurrence outside the opening hours of the office.
    In case of any suggestion or question in which urgent response is not necessary, you can send us by email.
    We also inform our guests that none of our accommodation has a landline.

    Breakdowns in the provision of network services
    Exceptionally, there may be breaks in the supply of water or electricity from the network, without prior notice, for varying periods of time. We ask for your patience and understanding for these situations to which we are totally unrelated.
    We remind you that the electrical power of each housing may be different from what is customary, and the number of appliances that can operate simultaneously is limited, and this is the most frequent cause of power failure.
    In some homes the lack of electricity can affect the water supply, since tap water needs in most houses an electric water pump to be distributed with due pressure. In the event of an electrical fault due to overload, you should go to the electrical panel of the house, which is identified in the manual of the house, and turn on the respective circuit breaker.

    General Maintenance of Property
    The cleaning of the property with change of sheets and towels is carried out weekly, unless otherwise indicated.
    The guest should always leave the property neatly clean and tidy, even without dirty dishes in the kitchen, and if you have a barbecue or any other type of grill it should be left clean.
    Cleaning materials such as detergents or cloths are not provided in our accommodation.
    Sometimes it is necessary that the property is maintained during your stay, we ask for your cooperation and we thank you for your understanding.

    Check-in and Check-out
    Check-out can be made until 11 am. However, we ask for your understanding so that, whenever possible, the cleaning team can access the property sooner.
    Normally, check-in is from 4 pm until 7:30 pm. However, due to the high number of properties it may not be possible for all properties to be completed as early as 16 o'clock, as this is a short period of time.
    Therefore, we ask that when you are contacted, you should indicate the most accurate time possible so that we can arrange the preparation of all the properties, minimizing delays in their preparation.
    At the most, until the day before your check-in you will be contacted to schedule the time and place of collection of the keys, as well as delivery of the respective security deposit.
    Only keys will be delivered with full payment of the security deposit, and at that moment a small map will be given with the identification and location of the property, as well as a lease that must be signed by the guest and will be in his possession.
    If you wish to check in or out after the stipulated time, please contact one of our staff who will verify this possibility.
    Please note that from 19:30 onwards it will be considered a late check-in and will incur an extra cost of 15 euros / hour.

    Electricity
    In Portugal, the current is 220v power and socket with 2 pins. If the guest comes from another country, where the current is different, you should bring a suitable adapter for your electrical equipment.
    Warnings that electrical current may not be as stable or as potent as that of your home, so that occasionally may result in overloads of the electrical board, which is usually at the entrance of the property and can be easily resolved by turning your circuit breaker back on.

    Internet Wifi
    Whenever the property has internet service included in the price of the stay, the same will be mentioned. If you do not have the customer you can always purchase as an extra service.
    Customers should use equipment (PCs or tablets) with WiFi connection to be able to access the Internet, and the detection of the WiFi Internet access signal may take a few moments.
    The signal quality and actual speed of the connection at any given time will vary depending on the network coverage available by the telecommunications operator in each geographical area, the location of the equipment used and the number of concurrent users.
    Since the Internet service does not depend or is directly controlled by us, we can not guarantee the following aspects:
    - availability of the service;
    - bandwidth and speed of transmission and reception of data;
    - compatibility with your access equipment (PC, tablet or mobile phone) or the software you use;
    - access to all types of content, as there are restrictions of telecommunications operators namely the speed of video streaming.
    Therefore, we are not liable for any loss of access to the Internet or any consequences thereof. In addition, the use of the Internet service must not be illegal or inappropriate and we hereby exclude any responsibility for the information that the client transmits or receives through the service we provide.

    Insects and other unwanted animals
    In hot climates mosquitoes, ants, cockroaches and other insects are common, so it is important to minimize crumbs and regularly remove rubbish from the property. If this is not sufficient, it may be necessary to use insecticidal powder or spray.
    In the properties that are surrounded by garden areas, you can find small reptiles and / or farm animals.
    In most of our lodgings pets are allowed, so you may hear some noise. Although these are situations that are beyond our control, we ask for your patience and understanding.

    Check-in and Check-out
    Check-out can be made until 11 am. However, we ask for your understanding so that, whenever possible, the cleaning team can access the property sooner.

    Fencing and Protections
    Terraces can sometimes have low-level protection, so it is crucial that you keep your little ones under supervision or away from these areas.
    Usually, the swimming pools have protection railing, however it is not a substitute for parental supervision.

    Events, Fairs and Festivals
    Essentially, during the summer period is often held events of animation, fairs or festivals where you can have fun.
    However, if they are in the vicinity of your accommodation, they may cause night noise, even in residential areas.

    Climate
    Normally, the climate in the Algarve is mild, where sunny days predominate, but occasionally heavy rain may occur, which may result in infiltration or moisture on the walls.

    Effects of Pool Treatment Chlorine
    Chlorine is a natural bleaching agent commonly used in the treatment of many pools. Being that, the greater the frequency of use of the pool and the warmer the time, the greater the need to treat the water so that it remains in perfect conditions of use.
    This treatment product can react with certain types of fabrics, depending on their dyeing, and can fade or stain them. Often bathing suits, bikinis or swim trunks have manufacturer warnings about the effect of whitening agents.
    However, our company immediately discard any responsibility for damages caused to the clothing of our customers, for complying with our obligation to keep the pool clean and in perfect conditions of use.
    The chlorine in the pools may still have an effect on certain shades of blonde painted giving them a greenish tint. This reaction does not indicate any imbalance in water quality. Be sure to wash your hair thoroughly with a suitable shampoo after using the pool, which you can purchase at any supermarket or pharmacy.

    Health Issues
    If any of the guests suffer from an illness or any medical problem, they must first be aware of the existence of the products and / or places that they may have to resort to.
    If you have health insurance, it will be important to contact the insurer and make sure that you have the active protocol and to which you can go if necessary.
    In case of allergy to a specific product usually used in the washing of sheets and towels it is advisable to bring them for your own use.

    Updates
    We reserve the right to update the Essential Information periodically. All updates are on this page.
    As you will understand, we have no control over these matters and, whenever we are aware we will inform our guests.
    In the case of works and / or repairs for an indefinite period, we will try whenever possible to provide an alternative accommodation that appears in our range of properties, similar to the reserved property, in order to minimize any inconvenience that may occur.
    If it does not please you, you can cancel your reservation, however we suggest that you consult our cancellation policies in advance.
    We assure you that we will try whenever possible to minimize the inconveniences caused by a works situation. However, we can not accept any responsibility for them.

    Travel directions
    The information on the Tourist Properties is the sole responsibility of the same and although we strive to ensure that it is as up to date as possible, we can not assume any responsibility for its inaccuracy.
    All the facilities available in the Tourist Properties as well as the quality of its services are the sole responsibility of the same. Unfortunately some facilities may not be available at certain times of the year, for reasons of maintenance or events. The ventures may charge customers locally for certain services or for the use of their facilities.

    Transport service
    The shuttle service to both the property and the airport is one of the extra services we provide to our guests, at an extra cost and advance request.
    The transport will be in taxis or minibuses, depending on the number of people. Being that, drivers do not mind making a detour if you have to go collect the keys to another location other than your holiday accommodation.
    In Portugal, the use of special seats for children under 12 years old is compulsory, however, it is the responsibility of the passenger, not the driver of the taxi, to provide such a seat. If necessary, the child seat should be requested in advance and most of the companies we work with will provide the same for a small additional cost.

    Disability and Special Needs
    In most of our accommodations you will find stairs and there will not always be an elevator or an access ramp. Therefore, in case of incapacity or reduced mobility it is crucial that you mention your restrictions and check with one of our employees which properties are most suitable for your needs.

    Child Safety
    To minimize potential situations that may occur with children, we suggest that you only allow children to attend the pool under constant supervision, as well as common areas of the condominium or accommodation.
    This is because children are naturally curious, especially when they are on vacation in places with new things to explore.
    However, let us remember that parents are responsible for the actions of their children at all times.

    Self Catering Apartments
    In order to ensure your personal safety and your belongings, we advise all guests to remain vigilant and cautious.
    Whenever you are away from the property or before going to sleep, you should make sure that all windows, shutters and doors are properly locked.

    Fencing and Protections
